Case Study: Fast-Track Design-Build – 8 Weeks from Permit to Occupancy.

The Challenge:

When a growing company signs a lease on a brand-new industrial space, the clock starts ticking immediately. Every week the space sits unfinished is a week of rent paid on a building that can’t generate revenue.

That was the situation our client faced in Littleton. The tenant had secured a new 16,400SF industrial shell space and needed it transformed into a functional office, a customer-facing showroom, and code-compliant restroom facilities. And they needed it fast.

A traditional design-bid-build process, where design is fully completed before a contractor is even selected, would have added months to the schedule. That wasn’t an option.

Our Approach: Fast-Track Design-Build

As the design-build contractor, we took single-point responsibility for both design and construction. That structure is what makes fast-tracking possible: instead of waiting for a full permits to start work, we negotiated with the Building Department to start as much work, as early as possible during the permit review phase.

During the rapid design phase, we paid close attention to cost control while managing the design. This ensured that our early conceptual budgets would follow through to the final construction budget.

The Result: 8 Weeks from Permit to Occupancy

Using this method we were able to achieve certificate of occupancy and turn the space over to the tenant just 8 weeks after we received the building permit. This approach saved the customer over two months of overall design and construction on a very quick turn tenant improvement project.
